The Home Builders Association of Dayton is the voice of the residential building industry in our region and one of its most respected membership organizations.

The HBA is comprised of nearly 500 residential building professional firms and friends of the industry, each of which is dedicated to the proposition that home ownership should be within the reach of every American family.

The HBA is a very active organization which promotes and enhances the professionalism of home building and associated businesses in Montgomery, Greene, Preble, Butler, Warren and Darke Counties.


Inaugural and Awards Ceremony

ADAM ZENGEL Takes the Helm


Adam Zengel of Zengel Construction was installed as the 2012 president of the Home Builders Association of Dayton.  He was officially recognized during an inaugural ceremony celebration on January 28 at the Yankee Trace Golf Club.  The event was attended by more than 120 industry professionals and guests.

Zengel is the 71st president of the Association which was founded in 1942 as the Montgomery County Builders Association.  Adam is the third Zengel family member to hold this position following his uncle Karl and brother Jim.

Adam is the Sales Manager for Zengel Construction and a realtor with Young Kim Realty.  He grew up in a family of home builders and started in the family business upon completion of the 8th grade. During his high school and college years he continued to learn all aspects of the home building industry.   In 1983, he switched his focus to carpentry and framing new homes and since 1993 has concentrated on the sales and marketing aspect of the business.

Adam has built two new homes for his own family in the Dayton community and owns and manages several residential rental properties. In addition to selling new and existing homes Adam offers home inspection and property consulting services.

He has a degree in Real Estate/Property Management from Sinclair Community College. Adam and his wife Lisa reside in Washington Township with their daughters Emily, Amanda and Sarah. For fun and relaxation Adam enjoys running, fishing and gardening and is an avid fan of UD Flyer basketball.

Joining Zengel on the 2012 Executive Committee are Vice President David Klass of Dominus Development; Treasurer Lisa Allan of the Dayton Daily News; Secretary Larry Phillips of the Phillips Companies and Immediate Past President Jeff Grisez of Generations Construction; and Kim Haverstick of Haverstick Builders.
 
Joining the HBA officers on the 2012 Board of Directors are Dan DeVol of Daniel DeVol Custom Builder; Gary Heeb of Custom Concepts Construction; Jay Hurst of Hurst Total Home; Curt Gholston of Airtron, Greg Page of Gregory S. Page Co., LPA; Shawn Miller of The Requarth Co. -Supply One Showroom; Dan Ernst of Ernst Concrete and Dona Niswonger of Union Savings Bank.  Council Chairs elected to the board include: Remodelers Council Chair and Small and Custom Builders Council Chair Kim Haverstick of Haverstick Builders; Past Presidents Council Chair Jim Zengel of Zengel Construction; Associates Council Chair Erica Monbeck of Select Signs; Sales and Marketing Council Chair Cindy Gaboury of Audio Etc…; and Large Builders and Developers Council Chair Bob Fryer of Caesars Creek Lake Estates.

The Inaugural ceremony was also the occasion for the Association to recognize its distinguished leaders with several very special awards – President’s Awards, Community Partner Award, Industry Partner Award, Associate Member of the Year, Builder Member of the Year and the prestigious McDaniel-Zengel Leadership Award.  
    
For special recognition of their years of service and dedication to the association and extraordinary personal efforts, 2011 HBA President Jeff Grisez presented the evening’s President’s Awards to retired Montgomery County Engineer Joe Litvin for his 15 years of service to the county residents and home building industry; and to Jeff’s brother and partner in Generations Construction; Ken Grisez, for his unwavering support during Jeff’s tenure in office.

The HBA Community Partner Award was presented to The Draughn Family Home Team for the outstanding efforts of dedicated folks representing caring aspects of the industry and HBA.  

These compassionate individuals and organizations have committed time, effort and resources to create a better housing situation for some very deserving residents of the communities we all live, work and play within.  It started with an e-mail request from a national organization in search of a general contractor to coordinate the construction of a special home for a returning wounded vet from Afghanistan.  Within an hour a reply was received with a firm commitment from a well known HBA of Dayton custom builder.  A very capable team quickly formed behind the leadership of this HBA Builder member.  Generous donations for the home flowed into the Fairborn project as the Association and community rallied behind the goal of building this special house for this special family.  When the first task was to raise an American flag on site, two volunteers heard the call and relationships developed for lifetimes.

Waving American flags, a procession of motor cycle riding, patriotic veterans rolling onto the site on the morning of the Build Brigade caused everyone to have a lump in their throats and an extra beat in their hearts.

Hundreds of volunteers then swarmed upon the pile of building materials and a roof was raised shortly after a hot and delicious lunch was provided by an army of committed service member mothers.  A special new dream home and life for a deserving family was on its way to reality.  

The rest of the story played out over the summer of 2011 and the young family began enjoying their new home in the Fall after a very emotional Key Presentation Ceremony rewarding everyone for their tremendous efforts.  The HBA Community Partner Award is presented to the Draughn Family Home Team – Homes For Our Troops, Daniel DeVol Custom Builder, Blue Star Mothers and Jude Soriano and Mary Button.  

Pella Sales, Inc. was the recipient of the HBA’s 2011 Industry Partner Award.  In the past, the Industry Partner Award has been presented to government, utility partners and media services.  This year’s recipient is just as important and crucial for the association through support of its members.

“From the day, many, many, years ago when Pella Sales joined the HBA,  this quality member has been committed to the goals and wellbeing to the Association through the generous support of the company’s owners, impeccably professional staff and resources committed to the success of the HBA” said Walt Hibner, Executive Director.

This past year, when clearly, as with many companies, the revenue from new homes shifted to more of the retail market, this company provided the use of their showroom and operations facility to host a major HBA event.  The owner, Steve Ludwig, and his team bent over backwards to create a memorable, successful event for the HBA.  Most people will clean up when guests are expected, this gracious member not only cleaned but painted and vacuumed the warehouse, had army of people scurrying in preparation and providing their infamous outstanding customer service, greeting each and every attendee.

This organization could have easily focused its efforts on the busy retail business and abandoned the decreased revenue stream of the traditional home builders - but chose not to.  
   
Graham Bailey of Vectren, was the winner of the 2011 Associate Member of the Year.  Graham has displayed over the last few years, his commitment to the association through his willingness to lend a helping hand to anything that was needed.  He has been very active and provided solid leadership of a strong, hard working and fun loving Council.  His dedication for the HBA spilled over from his day to day efforts for the well respected utility he represents.  Fortunately for his company and somewhat unfortunately for the HBA, his superiors recognized his great potential and promoted him to an important role of economic development to help the State of Ohio flourish with new jobs.         

Also announced was Dan DeVol, a Greene County Sugarcreek Township resident, as the 2011 Builder Member of the Year.  The Builder of the Year award dates back to 1991 when it was first presented to Ron Parsons. It has defined a legacy of leadership of the home building industry and association.  The 2011 Builder Member of the year led by example, no demanding commands, no special title or rank, and his power was that of persuasion and the desire to do the right thing.  He committed, in a matter of minutes, to a major undertaking at the expense of possible distraction from his regular business and leaving him less quality time with his family.  He was the first to respond when the call for help was sent out.  He made a possibly difficult experience into one that would create respect and friendships for a lifetime.  

The Robert E. McDaniel / Karl L. Zengel Leadership Award, the HBA’s highest honor, is named for the late Bob McDaniel and the still very active Karl Zengel, two giants of the Dayton home building industry and Association.   Awarded for demonstrated leadership accomplishments over a career, the 2011 award was presented by Jim Zengel to Kim Haverstick of Haverstick Builders.  

“Kim’s entire life has been in the residential building industry.  His father Joe mentored him and his uncle Bob taught him the nuts and bolts of the business.  His lifetime experiences, leadership skills and calming demeanor and are a combination that continue to guide the association. Kim Haverstick is the definition of passion for the residential building industry.  Recently, Kim has become a fountain of knowledge using his many years of experience to mentor the future leaders of the association.” said Karl Zengel award honoree.

Haverstick Builders is charter member of the HBA of Dayton, having built homes for families throughout the Dayton area and Southwest Ohio for nearly 100 years.  Kim is the third generation of Haversticks to successfully lead the family business.  In the 1980’s he changed the focus of Haverstick Builders to become a premiere residential remodeling company.     

Kim was the 68th president since the Home Builders Association of Dayton’s founding in 1942 by his father Joseph B. Haverstick.  He is the fourth Haverstick to hold the position, preceded by his father, uncle and brother.

Permits Continue to Rise - First Yearly Increase Since 2004
A total of 95 residential permits were issued for December 2011, up 25.0% from 76 permits issued in November 2011.  The total number of permits for the entire year was 1,660 up from 1,517 in 2010, surpassing last year by 9.4%.

Single family homes ended the year with 1,210 permits, down 8.5% from 2010.  This difference is attributed to the home buyer tax credit incentive in place at the beginning of 2010 being absent in 2011.

Montgomery County had 20 permits in December for a 2011 year total of 270 verses Greene County’s 24 in December for a total of 232 for 2011.

HBA of Dayton members have seen some signs of encouragement over the last three months.  The increase in total residential permits for 2011 is the first since 2004.  The promising aspect of this year’s increase is the fact there wasn’t an artificial incentive like the Home Buyer Tax Credit offered early last year.  They hope consumer confidence with influences such as historic low mortgage interest rates, great values and some pent up demand will continue to bring improvement to the new home market.
